Adopted Codes

International codes.  The following codes, as published by the International Code Council, are hereby adopted as if fully set out in this legislation, with the additions, insertions, deletions, and changes per ordinance 500.010.

  1. 2015 International Fire Code.
  2. 2015 International Fuel Gas Code.
  3. 2015 International Plumbing Code.
  4. 2015 International Energy Conservation Code.
  5. 2015 International Mechanical Code.
  6. 2015 International Building Code.
  7. 2015 International Residential Code.
  8. 2015 International Property Maintenance Code.
  9. 2014 National Electric Code (NEC)

Permits

A permit is required for the following:

Any commercial or industrial building or structure.  A plan review is required.  3 sets of construction documents are required to be submitted for review.  A permit will not be issues until the plans have been reviewed and approved.

  1. Any single-story, residential or accessory structure larger than 160 ft.
  2. Any construction involving structural, electrical, plumbing, heating and air, or insulation.
  3. Homes, New, Remodeling, Additions, including decks, porches, and sunrooms, Re­ roofing
  4. Garages
  5. Carports
  6. Sheds
  7. Swimming Pools, all types
  8. Greenhouses
  9. Barn/Shop
  10. Fences exceeding 12 feet in height, must be engineered, plans submitted
  11. Retaining walls over 4 feet in height, must be engineered, plans submitted

Residential permit requirements

  1. Copy of recorded deed or survey showing proof of ownership;
  2. Estimated Cost of Construction;
  3. Current property owner information (how the property is listed on the deed), address and phone number;
  4. Square footage of basement (separate finished and unfinished areas);
  5. Square footage of main floor, second floor, garage, carport, breezeway, porch, and decks (all separate);
  6. Site drawing showing location of structure, driveway, wastewater system, and any other buildings on the site; dimensions from property line (s);
  7. Type of foundation;
  8. Floor plan showing number of bedrooms, bathrooms, etc;
  9. Elevations of home. These should show the height of building from finished grade to peak;

 

If any of the above information is not submitted, a building permit may not be issued. Acceptable forms of payment are cash, check, or credit/debit card. Permit applications are accepted between the hours of 8:00 a.m. and 4:30 p.m. Monday through Friday. Our offices are closed on all State holidays.

Required Inspections

RESIDENTIAL:

□ Footing – BEFORE concrete.
□ R-Structure. All structural elements must be complete including (but not limited to) walls, roofs, and rough openings.
□ Sheathing.
□ R-electric. After boxes and conduit/conductors are in place, meter base, grounding, service panel and service entrance cable are installed. Before insulation and dry wall.
□ R-plumbing. After all “behind-the-wall” plumbing systems are installed that supply water,
gas lines, and waste disposal. Before insulation and dry wall.
□ R-mechanical. Mechanical rough-in includes the installation of the building’s heating, ventilation, and cooling systems including all ducts and connections.
□ Insulation. 2×4 walls must have a minimum of R-15 insulation between studs.
□ Temp Occ/Final.

COMMERCIAL (IBC 110):

□ Footing/foundation – before concrete
□ Slab – before concrete
□ Framing – before insulation
□ R-electric. After boxes and conduit/conductors are in place, meter base, grounding, service panel and service entrance cable are installed. Before insulation and dry wall.
□ R-plumbing. After all “behind-the-wall” plumbing systems are installed that
supply water, gas, and provide waste disposal. Before insulation and dry wall.
□ R-mechanical. Mechanical rough-in includes the installation of the building’s heating, ventilation, and cooling systems including all ducts and connections.
□ Shear walls
□ Final
